Rental license and compliance for landlords

Get licensed. Stay compliant. Keep collecting rent.

Many cities will not let a landlord legally collect rent without a current rental license and the inspections and certificates behind it. We file it, track every deadline, and watch your properties all year, so nothing lapses.

Philadelphia is live now. More cities are on the way.

How it works

From unlicensed to fully compliant

  1. 1

    Check your property

We pull the city's records for your address: license status, open violations, lead and inspection requirements.

  2. 2

    Get a clear quote

A flat service fee, plus city fees at cost. You see exactly what is needed before you pay anything.

  3. 3

    We file and follow up

We prepare the paperwork, coordinate inspections and certificates, and stay on the city until the license is issued.

  4. 4

    Stay compliant

Optional monitoring tracks renewals, violations and notices all year, with reminders before anything lapses.

Compliance monitoring

Your whole portfolio, watched every night

Getting licensed is step one. Staying licensed is where landlords get caught. Our monitoring app checks city records every night and emails you the moment something needs attention.

  • License, lead and inspection expiration dates with reminders
  • New code violations and city notices flagged the day they appear
  • Utility shutoff and past due notices tracked by property
  • Owner login with a calendar, task list and daily email summary

Plans from $199 a year, priced per property, never per unit.

FAQ

Common questions

Why do I need a rental license?

In cities that require one, renting without a current license can block you from legally collecting rent or evicting, and can lead to fines. Requirements differ city by city, which is why we start with your address.

What does the service cost?

Each city has a flat service fee, plus the city's own fees at cost. In Philadelphia that is $500 per property plus city fees. You get a clear quote before anything is filed.

Do I need monitoring if I'm already licensed?

It's optional. Most problems happen after the license is issued: a missed renewal, a new violation, or an expired lead certificate. Monitoring catches those early.

My city isn't listed. Can you still help?

Request your city above. We open new cities based on demand and will tell you what we can do today.
